Condominium Disinfection

WHY DISINFECTING A CONDOMINIUM

Condominium administrators must comply with all the rules provided for the safety of the workplace. They have therefore the obligation to ensure healthy environments to all individuals working within the condominium administered by them (for example: gardeners, cleaners, the concierge, etc.).

They have therefore to verify that the activities of ordinary (and extraordinary) maintenance are carried out as established by the majority of the residents in the condo board.

The most discussed decisions regarding these matters mainly include activities such as: cleaning and pest control.
The interventions of disinfection and decontamination are usually wrongly considered of minority importance during these meetings.

With the health emergency caused by the Coronavirus (Covid-19) these activities have become essential in order to limit contagion and to protect the health of all residents.

As established by the Italian Ministry of Health, this type of coronavirus is able to survive for a long time on surfaces and only the disinfection activity (if performed with tested products and machineries) has the ability to inactivate or destruct the virus and make it harmless.

In addition, a further element supporting the importance of disinfection and decontamination of common areas of condominiums is provided by some experts in the field of Covid-19, who stated that there have been cases of infection between people who had not come into direct contact, but who lived in the same condominium.

For this reason, among the measures provided by some Mayors for fighting and containing this pandemic, there is also the obligation for condominiums administrators to disinfect common areas of the buildings they manage (both internally and externally).

In addition, the property manager has the duty of:

In cases of urgency, as stated in the Civil Code, the building manager has the power to decide to have the intervention carried out without notification on the condo board.

The advantages of environmental disinfection
in a condominium

In a condominium, all common areas indoor and outdoor, and all surfaces getting in touch with the hands, such as: intercoms, buzzers, elevator buttons, mailboxes, handles, handrails, etc., must be disinfected.

The reason is very simple: hands, coming into contact with contaminated surfaces, easily transport viruses and germs on other environmental surfaces and inside the human body itself (just think how many times a day people unconsciously touch their own eyes, mouth and nose).

Only by carrying out the disinfection activity is it possible to:

ELIMINATE OF THE MICROBIAL LOAD IN THE ENVIRONMENT (INACTIVATION OF VIRUSES, BACTERIA, PATHOGENIC ORGANISMS, MOULDS, YEASTS, POLLUTANTS).

NEUTRALIZE BAD ODOURS (EXAMPLE: MOULD, SMOKE, STALE ODOURS)

REMOVE PESTS SUCH AS: FLIES, MOSQUITOES, ANTS, COCKROACHES

MAKE ENVIRONMENTS HEALTHIER

aria pulita e fresca

PURIFY THE AIR

manutenzione aria condizionata

DISINFECT AERAULIC SYSTEMS (IF THERE ARE CENTRALIZED AERATION SYSTEMS IN THE CONDOMINIUM)

ridurre linquinamento

REDUCE OUTDOOR POLLUTION, THANKS TO THE DESTRUCTION OF TOXIC POLLUTANTS SUCH AS VOCS (VOLATILE ORGANIC COMPOUNDS) PRODUCED BY FACTORIES, CARS AND HEATING (WHEN THE TREATMENT IS CARRIED OUT IN OUTDOOR ENVIRONMENTS).

Disinfection therefore limits the risk of infection and improves the quality of life of people and animals.

How we disinfect your condominium

In a condominium, as said, the environments to disinfect are the common areas, both inside and outside the building. So we are talking about: entrance doors, railings, handrails, concierge, courtyards, porches, hallways, elevators, landings, flights of stairs, floors, mailboxes, button panels, handles, intercoms, areas used for waste collection, cellars, garages, walls, facades, windows, ventilation systems, etc..

In order to disinfect the confined environments of your condominium, we at GEA recommend the use of products based on hydrogen peroxide stabilized (H2O2) or ozone (O3).

In order to protect human, animal and environmental safety, we use certified and recognized products and machinery. The activity is carried out by our environmental technician, specially trained to perform the most suitable procedures and use all these substances in the right quantities so as not to damage people, animals or things.

Moreover, the disinfectant products we use carry out their biocidal action in a natural way, without leaving toxic residues or chemical substances to dispose of and without damaging the surfaces with which they come into contact.

One of our specialized technicians, following the usual cleaning activity carried out by the condominium workers, will perform the disinfection treatment in the most appropriate way to the context. One of the options could be atomization of stabilized hydrogen peroxide or the use of an ozone generator, after setting the correct operating time (depending on the size of the room to be treated).

To demonstrate the effectiveness of the activity, our technician will collect microbial samples from the surfaces, both before and after the disinfection activity. These tests will then be analysed by an accredited laboratory specialized in microbiological analysis, which will examine the total microbial load on the surfaces both before and after the treatment.

The documentation that certifies the execution of the disinfection will then consist of the results of the laboratory and our technical report of the intervention.
